Bank of Montreal High-Rise Office Building Case Study

This case study details the existing building retro-commissioning (EBCx) project conducted for the Bank of Montreal Tower in Toronto, Ontario. The primary objective was to reduce energy consumption and carbon emissions by optimizing the mechanical systems of the building, which was constructed in 1974 and services approximately 2,500 employees. BGIS Professional Services was retained to investigate and enhance the performance of the building's ventilation, heating, cooling, plumbing, and automation systems. The project, conducted between January and March 2021, resulted in significant energy cost savings of 19% and a reduction in energy consumption by 4,300 GJ, equating to a 15% savings. Additionally, the project aimed to support corporate energy reduction targets and promote energy stewardship among building operators. The findings and lessons learned from this case study are intended to encourage similar retro-commissioning efforts in other high-rise commercial buildings, thereby contributing to broader energy efficiency and climate change goals in Canada.
