This case study details the efforts of Royal Centre, a Class A commercial tower in Vancouver, to enhance its sustainability and energy efficiency. Managed by Warrington PCI Management, Royal Centre has been proactive in addressing challenges posed by new city regulations regarding energy and carbon usage. To meet these requirements and improve its operational performance, the property management team partnered with Brightly to implement the Stream software and Operational Analytics services. Since the implementation in 2016, Royal Centre has achieved a 30% reduction in emissions, meeting Vancouver's 2026 limits, and has received multiple certifications, including ENERGY STAR and LEED Gold. The case study outlines how the Stream software has enabled efficient tracking of utility usage, identification of anomalies, and prioritization of sustainability projects. Additionally, it describes the development of a submetering system to allocate electricity costs fairly among tenants and the feasibility study for carbon transition options.
